How to Choose a Listing Agent in Tupelo (Without Relying on "Best Of" Lists)

Searches for the best or top Realtor return advertising more often than analysis. Here's a way to evaluate that doesn't depend on anyone's list.

Why 'best' lists are weak evidence

Most published rankings are either paid placements, self-reported figures, or automated aggregations of thin data. They rarely measure what matters to you: results on properties like yours, in your area, recently.

We don't publish rankings of other agents or companies for that reason. What follows is a method you can run yourself.

Verify the license

Mississippi license status is a matter of public record through the Mississippi Real Estate Commission. Confirm the license and the brokerage before anything else.

Ask for comparable production

Not total volume — comparable production. Houses in your price band and area, land if you're selling land, small multifamily if that's what you own. Ask for addresses you can look up.

Compare the plan, in writing

Price opinion with supporting sales, preparation recommendations, photography plan, launch timing, showing process, and a written fee structure. Two agents' plans side by side make the decision obvious more often than not.

Featured local agent

Kaspar Caldwell, Keller Williams Realty, is the featured real estate professional on this site for Tupelo and the surrounding North Mississippi counties. Representation, contracts and advertising are handled under Mississippi Real Estate Commission licensing rules, and closings run through a Mississippi closing attorney.

This is our own editorial designation, not an independent ranking, award or survey. We do not publish rankings of other companies or agents, and nothing here should be read as a rating of anyone else's business.
