How the market is organized
Brokerages here typically serve a home county well and surrounding counties selectively. Listing data crosses county lines, but local knowledge — roads, drainage, which areas hold value, who's building — does not automatically travel with it.
Choosing outside Tupelo
For a property in Itawamba, Monroe, Prentiss, Union, Pontotoc or Tishomingo County, ask specifically what the agent has closed in that county. For rural and land property, ask about survey, access and utility experience.
