A sale doesn't cancel a lease. A buyer takes the property subject to the existing tenancy, inherits the security deposit obligation, and steps into the landlord's position for the remaining term. That's an advantage with a paying tenant and a strong lease, and a discount with a month-to-month arrangement and no documentation.

Who your buyer is depends on occupancy

Owner-occupant buyers generally need possession at closing, so a mid-lease tenant removes most of that pool. Investor buyers will often prefer the tenant to stay — an income stream from day one is worth real money to them.

Decide deliberately which buyer you want, then arrange occupancy to match, rather than discovering the mismatch after you're under contract.

Records that raise your price

Have the current lease, the rent roll, deposit accounting, payment history, and a list of capital work done with dates. Investors underwrite off documented income and known expenses. Missing records don't just slow the process; they get priced as risk.

Showings and tenant relations

Give tenants reasonable notice and coordinate access. A tenant who feels blindsided can make a property difficult to sell. In some cases a straightforward conversation — and cooperation from you on their move — is worth more than a fight over access rights.
