Package or piecemeal
Selling as a package is faster and simpler, and typically prices at a modest discount to the sum of individual retail values. Selling individually to owner-occupants can bring more gross over a longer period, with vacancy and turnover costs along the way.
What buyers will ask for
A property-by-property rent roll, leases, deposits, tax and insurance figures, maintenance history, and a schedule of capital work. Portfolios with clean records sell at better numbers because the buyer isn't pricing uncertainty.
Diligence logistics
Inspecting twenty occupied units takes coordination and notice. Build the schedule into the contract timeline rather than assuming access.
Closing structure
Portfolios may close as one transaction or in tranches. Title work runs on every parcel, and one problem property shouldn't be allowed to hold the entire closing hostage — address that in the contract.

Will a portfolio sell for less per house?
Usually somewhat, in exchange for one closing and no marketing period. The gap depends on condition, occupancy and records.
Can I sell part of a portfolio?
Yes. Many owners sell the properties they no longer want and keep the performers.
