Tupelo versus the surrounding towns

Tupelo offers the deepest tenant pool and the most liquid exit. Smaller towns can offer lower entry prices and less competition, at the cost of a thinner tenant pool and fewer buyers when you sell.

Neither is wrong. The mistake is applying Tupelo assumptions to a town where the exit is three buyers deep.

Distance and management

Drive time is a real cost. A property forty minutes out needs either a local manager or a local handyman relationship before you buy, not after your first maintenance call.

Property types by area

In-town Tupelo: older single-family and small multifamily. Outlying towns: single-family, manufactured homes on land, and occasional small apartment buildings. Rural: houses on acreage, which rent to a narrower group but often to long-term tenants.

Exit planning
